Concrete has surpassed the 8th floor for the future 22-story high-rise, which will eventually open with 303 apartments and ground-floor retail. The latest proposal shows a steep decrease in potential dwelling capacity for the narrow parcel compared to the 2022-approved entitlements by the same owners. Vanguard Properties is still responsible for the application, operating through M-J SF Investments LLC.
Permits have been filed for renovations at 2100 Jackson Street in Pacific Heights, San Francisco. The proposal would reintroduce the 12 vacant apartments to the market after the late Maurice Kanbar, creator of Skyy Vodka, evicted all tenants at the turn of the millennium in a high-profile move to convert the complex into his personal residence. Emerald Fund is the new owner responsible for the application.

The project would add more than double the site’s residential capacity with changes to the ground-floor commercial space and second-floor apartments. The San Francisco Zoning Administrator is scheduled to review plans tomorrow morning for a small office-to-housing conversion at 906 Clement Street in San Francisco’s Inner Richmond. The proposal will change the second-floor offices into three apartments around a central courtyard.
