Demolition permits have been filed to build a four-building complex at 825 6th Avenue in Merritt, Oakland. The four three-story buildings will produce a total of fifteen town-house units surrounding a landscaped courtyard. Riaz Capital is responsible for the development.
The full complex will yield over thirty thousand square feet of residential use combined, averaging two thousand square feet per unit. Parking for twelve bicycles and seven vehicles is included on-site.
Baran Studio Architecture is responsible for the design. Renderings show the proposal will feature bright oak wood siding as a design complement to the solid white cement panels. Each townhouse entrance will greet the residents and guests with a lively allotment of landscaping inset to the sidewalk. The design is urban in focus, though retaining a sense of human-scale for each apartment.
Lake Merritt’s outflow channel is just five minutes away on foot, from which public trails connect to Lake Merritt, Peralta Park, and the Jack London waterfront. The development will also benefit from the new construction of Brooklyn Basin, a 3,100-unit mega-project with public parks and jetties designed to attract and welcome visitors.
In its existing condition, the site contains a 14,760 square foot commercial warehouse. An estimated completion date has not been announced.
