New permits have been filed to approve bringing cranes to construct the six-structure mixed-use development 1629 Market Street in SoMa, San Francisco. The two-acre-wide project has already broken ground, with the site protected by composite wood fencing. San Francisco-based Strada Investment Group and the UA Local 38 Plumbers & Pipefitters Union Hall have signed a development agreement, with Strada credited as the property owner.

Construction is expected to last between three to four years, with the first structures opening as soon as 2022. Split into two phases, the first will yield 352 new units from 1 Brady Street, 53 Colton Street, and 1125 Stevenson Street. Strada and the Union will sell the 100 bedrooms in Colton Street as affordable. Phase two will bring 167 apartments in 1629 Market Street and 60 units inside the renovated Civic Center Hotel.

Once finished, the site will yield 579 new apartments across half a million square feet. 129 rooms will be studios, 184 will be single-bed, 166 will be two-bed, and 100 will be Single Room Occupancy, designated to relieve people from homelessness. Parking will be included for 316 vehicles and 230 bicycles on site. The buildings facing Market and 12th Street will offer nearly seven thousand square feet of retails and six thousand square feet of eating and drinking facilities at ground level.

The renderings focus on the two nine-story buildings along Market, 1629 Market Street, and 1 Brady Street. Beside them, the Union building will remain preserved. The developers will renovate a Civic Center Hotel. In the block’s interior, 1125 Stevenson Street and Colton Street will be built to overlook the Brady block residential and the 33,000 square foot public park.

Kennerly Architects are responsible for the design. The firm took a different aesthetic approach to each structure, with the most visually striking design being 1 Brady Street, a market-rate apartment complex with ground-level retail.

Landscape architecture makes use of a variety of drought-resistant plants and trees to bring greenery into the block’s core.

The address is near City Hall, offering a ten-minute walk to Civic Center and fifteen minutes to the 16th Street Mission BART Station.

Strada was started in 2010, and has grown to manage over a billion dollars in real estate assets, and expects to build another two million square feet over the coming years.

  1. IMHO, this doesn’t help visually improve this dreary block of mid-Market Street.

  2. I live directly across the street. I am listening to unmuffled Jack Hammers and the loudest construction project. As we all work from home due to the pandemic. Why is the allowed? Why is there work more important that mine?
