Planning applications for two conjoined seven-story office buildings at 474 Bryant Street and 77 Stillman Street in SoMa have begun the review process for city approval. The development will bring 123,490 square feet to a retail-rich area, nearly three blocks from the Oracle Park baseball stadium. San Francisco-based Aralon Properties is responsible for the development, operating through 474 Bryant LLC.

Woods Bagot is responsible for the design. While the two structures’ interiors will be roughly the same, and the architectural style for both are nearly identical, coloring will provide a strong contrast. 474 Bryant Street is clad with grey metallic mullions, perforated shaders, and grey board-formed concrete along with the lower levels. 77 Stillman Street is unmistakably red, with painted metal frames and terracotta tiles. Since it faces away from the sunrise, it does not need window shaders.

The 85-foot buildings yield a combined 123,490 square feet. The ground levels will produce 17,132 square feet zoned for commercial Production Distribution and Repair (PDR), while 99,833 square feet will be dedicated to office space. Parking for 36 bicycles and 20 vehicles will be included below ground.

The property last sold in 2007 for $4.325 million, according to city records. An estimated completion date has not been announced.
