Development permits were submitted for proposing the construction of two student housing developments on 6661 and 6409 Folsom Boulevard in East Sacramento. The first project proposal for 6661 Folsom Boulevard includes a new six-story multi-unit dwelling and has been submitted for a site plan and design review. The student-housing planned features a 143-unit building with 376 beds and surface-level parking for 74 vehicles. The site is located at the intersection of Folsom Boulevard and Elvas Avenue and currently houses three buildings proposed for demolition.

The second student-housing project planned for 6409 Folsom Boulevard showcases a four-story building with 54 units. Approximately 17,000 square feet of ground-floor space, featuring retail space and a courtyard, is designed. The building will also feature about 10,430 square feet of the area combined for the remaining three floors. There is no parking space provided for this project.

Opus AE Group LLC is managing the design concept and construction of the project. The architecture firm has experience working on projects associated with student-living.

The student-housing project sites are close to California State University, Sacramento, by a fifteen-minute walk away. The neighborhood is a walk and bike-friendly warm, charming area, which is perfect for students. There are plenty of restaurants, grocery, and convenience stores nearby.
