An application has been filed for a new duplex at 3950 Broadway, located in Southeastern Sacramento’s Oak Park neighborhood. The project would fill in a long-vacant parcel across from a bus stop. Emerald Properties Inc. is responsible for the development as the property owner.
The structure will rise over twenty feet tall to yield 2,800 square feet split between residential use and the 240 square foot two-car garage to be shared by the residents. The first unit will span just shy of 1,000 square feet across the ground floor including a front porch. The second unit will offer 1,400 square feet of living space on the second floor.
Sacramento-based Fineline Drafting Inc. is responsible for the architecture. The gabled roof and wood siding will complement the neighborhood’s suburban residential character.
While 3950 Broadway is a tiny proposal, it is a fifteen-minute walk from the UC Davis campus in Sacramento where potentially city-altering development has been proposed. UC Davis is planning a multi-billion redevelopment, including the $1.1 billion mixed-use Aggie Square development and the $3.75 billion new hospital complex with GMH Capital.
A timeline for construction and completion has not yet been shared.
