The San Ramon Planning Commission is scheduled to review plans for a 72-unit townhome development at 2233 San Ramon Valley Boulevard, Contra Costa County. The proposal would see Trumark Homes remake a commercial parcel used for masonry supply storage at Deerwood Road, San Ramon Valley Boulevard, and Fostoria Way.
The 2.97-acre development will produce 14 three-story buildings accessible via Omega Road. The unit sizes will range from 1,440 to 2,100 square feet with three or four bedrooms. Larger units offer private rooftop decks and additional open space. As the application writes, ‘proposed units with side-by-side two-car garage offer a bonus room on the ground floor, which can be used as ‘live/work’ space.” The application is also not reflecting the new retail node as envisioned.
Across the 72 units, 127,700 square feet of sellable residential space will be produced, along with 29,300 square feet of open space. Buildings will cover 39% of the lot, with the rest surrounded by vehicular infrastructure and some landscaping. Parking will be included for 183 vehicles, with 144 covered spaces, 15 guest spots, and 24 off-site spaces.
Trumark is considering integrating the existing auto mechanic shop at 2241 San Ramon Valley Boulevard in an alternative site layout. If the current property owner sales, the development could produce an additional ten residential units for a total of 82 townhomes. Fournier Design Studio is responsible for the architecture.
Unfortunately, Trumark is requesting a rezoning to allow development at a lower density than the San Ramon Village Specific Plan, or SRVSP calls for. The SRVSP area is zoned for 30-35 units per acre, while Trumark is appealing to build 24 units per acre.
The development by Trumark is expected to rise across from the four-story low-density expansion at 2251 San Ramon Valley Boulevard, where Withee Malcolm Architects designed a 169-unit apartment complex proposed by Roem Corp.
The property is located a block away from the Crow Canyon Road freeway entrance onto I-680, which connects Martinez and Walnut Creek with Dublin and San Jose. Residents will be within walking distance of the 21 and 321 County Connection bus lines. Grocery stores and other retail are within close distance, though walking is not ideal with the existing urban design.
The San Ramon planning commission is scheduled to meet today at 7 PM to review the plans, along with a continued open hearing for City Village, which SFYIMBY covered recently with an interview of SummerHill Homes President And CEO Robert Freed.
Plans will also be reviewed tonight for Trumark’s 53-townhome proposal at 2481 Deerwood Drive, a less-prominent corner of San Ramon owned by Sieva Property LLC. Demolition will be required of the existing 51,00 square foot office building and surface parking.
