City Council recently approved a housing project proposed at 578 7th Street in Downtown, Oakland. The project proposal includes the development of a five-story building featuring 57 residential units. Plans call for the demolition of the existing vacant single-story 6,000-square foot commercial structure, occupied by La Borinqueña, a ‘Mexi-catessen’ grocery and bakery store.

Riaz Capital is the project applicant. Stanley Saitowitz | Natoma Architects is responsible for the design concepts. Plea Partners LLC is the property owner.

The project proposes a five-story building offering 57 residential units. Of the total, 16 units will be reserved as deed-restricted affordable housing for moderate-income households and 41 will be priced at market rates. The building will yield a total residential space of 32,250 square feet. 

The building facade will rise to a height of 51 feet. Renderings reveal a structure designed in brick veneer and white cement with aluminum framed windows.

The recently approved development permits also propose to include three water gum trees with gravel beds planted at the front of the property.

The project site is around the corner from Jefferson Square Park and eight minutes from the 12th Street BART station on foot. Twelve minutes south by foot, residents can also catch the San Francisco Bay Ferry from Jack London Square, connecting residents to San Francisco, Vallejo, and Alameda.
