The City of Novato has approved plans for a low-density 80-unit residential development at 8161 Redwood Boulevard, Marin County, by Habitat for Humanity. The development will cover an eighth of 13 acres, building 23 townhome-style structures around several open spaces. All units will be affordable.

The Habitat Redwood Boulevard project spreads 80 affordable units across 23 buildings to yield 109,650 square feet of built area. The plan includes six detached single-family dwellings, three six-plexes, and fourteen four-plex units. The single-family dwellings will average 1,480 square feet each, while the apartment buildings will offer residences ranging from 864 to 1,490 square feet.
An additional commercial building will create 2,350 square feet of office space for the Habitat for Humanity Greater San Francisco Inc. The offices will include a conference room, office spaces, and a lobby.

Amenities will include a small amphitheater, dog park, trails, seating, benches, community garden, and a community meeting area.
Parking will be included for 185 vehicles, primarily for private residential parking with 23 spaces for the office. Dedicated areas will also be allow parking for 45 bicycles. The property is a mile away from the Novato San Marin train station serviced by Sonoma Marin Area Rail Transit, i.e., SMART. Neighbors include a Days Inn Hotel, the Buck Institute for Research on Aging, and the distinctively designed Birkenstock warehouse.
Dorman Associates is the project architect. The overall design reflects Novato’s rural condition, with a siding board, Hardie lap siding, and asphalt shingle roofs. PGAdesign is responsible for the landscape architecture, and DVC Group will be the civil engineer.
