Construction work has started for the life sciences project at 777 Industrial Road in San Carlos, San Mateo County. The project will add new space to the peninsula’s ever-growing inventory of R&D offices, one of the largest inventories in the country. Presidio Bay Ventures is responsible for the development.

The developer acquired the lot with Kinship Capital in November of 2020. The project currently houses a 45,000-square-foot car dealership. As Presidio Bay writes, the plans will “take full advantage of the robustly engineered existing infrastructure,” incorporating a three-story building addition over the parking at grade, reducing the overall carbon footprint of construction. Now, the existing single-story structure has been gutted, leaving the structural columns remaining.

Stanton Architecture is the project’s design architect. The exterior will be refined with glazing patterns, brushed aluminum, and natural finishes. Employees will enter through a five-story open glass atrium extending above the building and connected to the rooftop deck.

DES Architects & Engineers is working with Stanton on the project.

The four-story building will yield roughly 165,000 square feet with laboratories, offices, and amenities like the roof deck and a fitness center. The property will feature parking for cars and bicycles, with connections to public transit. The San Carlos Caltrain station and an El Camino Real bus stop are just 12 minutes away by foot.

Once complete, the building will house between 500 to 600 employees. Construction is expected to last just over a year and a half, finishing before the end of 2023.

  1. After reading the literature posted online for 777 Industrial in San Carlos, I surmise there will NOT be affordable/senior housing included in this development. However, given my circumstances of seeking a newly built apartment on The Peninsula, I feel I must ask at least. Will there be any housing involved/included with this project? Please let me know. Thank you.
