Planning Approval for 802 South 1st Street in San Jose

Plans have been approved for the six-story residential infill at 802 South 1st Street during the San Jose Planning Director Hearing. The plans will create 166 new apartments and retail close to Downtown San Jose, Santa Clara County. Maracor Development is the project developer.

The 83-foot tall structure will yield around 164,660 square feet with 1,510 square feet for retail and parking for 90 cars in a ground-floor garage. Additional parking will be included for 43 bicycles. Residential amenities will include common outdoor areas and a podium courtyard spanning nearly 10,000 square feet of open space.

Of the 166-unit capacity for the project, 18 apartments will be for very-low-income households earning at or below 50% of the Area median Income, and 15 homes will be for low-income households earning at or below 80% AMI.

The development is located within the Martha Gardens Specific Plan, a framework published by the site for the development of the area south of Interstate 280 between South First and South Seventh Streets. Demolition will be required for multiple buildings spanning 1.2 acres at 802 South 1st Street, 838 South 1st Street, 831 South 2nd Street, and 833 South 2nd Street.

Architects Orange is responsible for the design. The podium-style infill will be articulated to emphasize the corner vertical element, while setbacks and white panels deemphasize the overall scale. Facade materials will include stucco, metal louvers, awnings, and brick veneer.

Reached for comment, Maracor confirmed the planning department’s approval and provided YIMBY with the up-to-date renderings.
