Permits have been approved for the permanent supportive affordable housing proposal for 7994 MacArthur Boulevard in Eastmont, Oakland. The project will replace a single-story commercial structure with 40 new homes and parking in a five-story structure.

Emeryville-based Banta DESIGN is the project architect. The provided illustrations for 7994 MacArthur Boulevard show a bright clash of grey and yellow. An oculus shape will be cut out in front of the vehicular entry. Each window will be provided shading with an L-shaped awning. A material list for the facade is not included, though illustrations suggest it will feature cementitious panels, lapboard siding, and steel awnings. A green wall will be built along the northern infill wall.

The 77-foot tall structure will yield around 30,000 square feet, with parking included for 16 bicycles and 15 cars. The property will include a ground-level dog run and a fifth-floor common terrace. Of the 40 units, 39 will be studio units with one two-bedroom apartment for the on-site manager’s unit.

Bookselve LLC and Velma May Campbell Land Holdings LLC are listed as the property owner. PGAdesign is responsible for landscape architecture. The project made use of the State Density Bonus program to increase residential capacity above the base zoning allotment. The application was able to get streamlined thanks to Assembly Bill 2162 and Senate Bill 35.

The property is on a large block bound by MacArthur Boulevard, 82nd Avenue, Ritchie Street, and Ney Avenue. Residents will be near the William Pereira-design Eastmont Town Center. The mall’s adjacent Liberation Park lot has been the site for a proposal from the Black Cultural Zone Community Development Corporation for a new market hub and 120 affordable homes. Several other residential infills have cropped up in the surrounding area.

An estimated timeline and construction has not yet been established.
