New building permits and demolition permits were filed for a four-story residential infill at 1221 Vicente Street in San Francisco’s Sunset District. The proposal will create three apartments and ground-level retail on the small 0.06-acre property. My My Ly Architects is responsible for the design.
The 40-foot tall structure will yield around 7,070 square feet, with 4,140 square feet for housing and 1,120 square feet for retail. Parking will be included for three bicycles. The property will include 1,350 square feet of useable open space between the rear yard and rooftop and 250 square feet available on the roof for solar panels.
The design by My My Ly Architects is the project architect. The firm has proposed a typical infill apartment, including a Bay Window facing Vicente Street. Facade materials include stucco and horizontal side paneling.
According to the project application, “the project sponsor has owned the building since 2002, using it for their family business. They intend to build the new building for themselves, their two children and their young family.” The project is located between 23rd and 24th Avenue, one block from the city’s Sigmund Stern Grove park, where the city hosts free summer concerts for the Stern Grove Festival.
City records show the property last sold in 2002 for $645,000. Construction is expected to cost around $1.3 million across 18 months from groundbreaking to completion.
