Crews have topped out with exterior work underway for the six-story plan at 230-240 West MacArthur Boulevard at the southern tip of Piedmont Avenue in Oakland, Alameda County. The development, titled One Piedmont, will add 57 new apartments in the busy mixed-use neighborhood. BayRock Multifamily is the project owner and developer.

One Piedmont is 75 feet tall structure with a gross floor area of 80,000 square feet. The mixed-use project includes 61,440 square feet for housing, 7,210 square feet for ground-level retail, and additional area for residential circulation. Parking will be included below grade for 83 cars and 32 bicycles. Residents will benefit from around 13,720 square feet of open space across the structure’s 42 private balconies and shared rooftop deck. Amenities will include a fitness center, a business work area, and lounges.

Design Arc and Trachtenberg Architects are responsible for the design. The podium-style design will be wrapped with a consistent ground-level retail exterior. The top five floors will be stepped back from the first-floor parapet, conforming to the zoning code while creating room for private open space. The rest of the exterior is articulated with various material choices and massing to reduce the project scale visually.

The 57 apartments will be significantly large, averaging 1,2000 square feet each. Three units will be designated as affordable for very low-income families. Unit sizes will vary from one-bedrooms rendering for $3,123 to three-bedroom residences renting for $6,840 per month.

The 0.54-acre property is located at the intersection of Piedmont Avenue and West MacArthur Boulevard. Construction started in 2020, with completion expected later this year. Mosswood Park is one block away, across from the Kaiser Permanente Oakland Medical Center.

  1. This building should really improve that end of Piedmont Ave. in terms of pedestrian amenities and hopefully the new retail will provide additional options for the hospital community. I am curious if there are any plans for the former Kaiser hospital site across the street on Howe that is currently a giant landscaped, but fenced in, lot that Kaiser owns. Anyone know anything?
