Construction Topped Out for One Adrian Court, Burlingame

Construction has topped out for the apartment infill at One Adrian Court in Burlingame, San Mateo County. The project will create 265 new homes within walking distance of the Millbrae BART and Caltrain station. SummerHill Apartments is the project developer.

The 85-foot tall structure will yield around 222,710 square feet for housing, 3,700 square feet of commercial retail space along Adrian Road, and an unspecified floor area for the 314-car garage. Unit sizes will vary, with 197 one-bedrooms and 68 two-bedrooms. At ground level, the property will feature five townhouse-style homes along Adrian Court that further activate the streetscape. Residential amenity rooms will include a bicycle center, club room, co-working area, fitness center, wifi lounge, and workshop.

Seidel Architects is responsible for the design. The podium-style design incorporates many of the design features familiar across the region, with rhythmic facade setbacks to reduce the visual scale of the apartment mass. Facade materials will include composite wood siding, tile base, plaster, and metal panels.

April Philips Design Works is the landscape architect. The streetscape will feature new trees and planters along Adrian Court and Adrian Road. A public park will be secluded on the western edge of the site, accessible by a narrow pathway next to the residential lobby. The public park will include a wave field park, free play spaces, a bocce court, a dog park, and seating. A small plaza will be cut out into the building along Adrian Court.

Residents will be 13 minutes away from the Millbrae Station and the Gateway at Millbrae development by Republic Urban Properties, passing by the construction sites for Avia Labs and the Eikon Campus. Several grocery stores and shops will be found a few minutes further away across El Camino Real.

BKF Engineers is consulting on civil engineering, with Emerald City in charge of MEP Engineering. With construction at its current pace, completion is likely by the end of the year of early 2024.
