The public review period has started for the Mitigated Negative Declaration for 2655 The Alameda in Santa Clara, Santa Clara County. The development aims to replace a vacant parcel with 39 homes by the Santa Clara University Campus. Kapital Partners is the property owner.

The 55-foot tall structure will cover just under half of the lot, yielding around 46,540 square feet with 27,520 square feet for housing, 1,540 square feet for retail, and additional space for the 24-car basement garage. The other half of the property will be occupied by the 14-car surface parking lot, offering a total capacity of 38 cars. Additional parking will be included for bicycles in a dedicated ground-level room, though the capacity is not specified.

Because much of the ground level is occupied by vehicular infrastructure and the corner shop looking onto The Alameda and Park Avenue, the residential lobby will be comparatively small. Two homes will be situated on the street level, a decision that aims to increase street activity and overall safety. Apartment sizes will vary, with 26 one-bedrooms and 13 two-bedrooms. The second floor will have a podium-deck amenity courtyard with seating shaded by trees. A portion of the above floorplates is carved out so that residents in the courtyard can look out over The Alameda to adjacent buildings.

Kenneth Rodrigues & Partners is responsible for the design. The exterior will be clad with painted stucco and wood panel. Cornice dentilation will add some historicized decorative features. Sandis is responsible for civil engineering, and the Guzzardo Partnership is responsible for the landscape architecture. Construction is expected to last around 17 months from groundbreaking to completion. The timeline for construction has yet to be established.

The publication marks the conclusion of the first environmental review period for the new housing project. City staff will be accepting comments about the document until May 15th.
