The preliminary permit application has been filed for a multi-structure affordable residential complex around 675 East Santa Clara Street in San Jose. The plan will reshape the surface parking and make adaptive reuse of the historic first West Coast offices for IBM. The development is a joint venture with Core Companies and Eden Housing.
The pre-application writes that the site will be redeveloped with 213 dwellings. George Avalos for the Bay Area News Group reports that the unit composition will vary, with 113 affordable family units, 64 apartments for seniors, and 36 for-sale affordable townhomes. Residents will get access to onsite amenities and open courtyards. Studio T-Square is the project architect.
The site includes the historic IBM Building 800, the technology company’s first facility on the West Coast. The card manufacturing plant opened in 1943 with around 52 employees.
The four-acre property is located within the 12-acre East Santa Clara Street Project area plan drafted by the Santa Clara County Housing Authority and inside the 78-acre East Santa Clara Street Urban Village. The Authority’s project aims to create between 550-800 units, offices, public open space retail, and improved pedestrian circulation.
The estimated cost and timeline for the plan have yet to be established.
