Affordable Redevelopment Proposed for 3300 Mission Street, San Francisco

Redevelopment permits have been filed for a six-story redevelopment of 3300 Mission Street in the Bernal Heights neighborhood of San Francisco. The plan will create 35 affordable housing units along the retail thoroughfare in the former 3300 Club. An LLC connected to Bernal Heights Neighborhood Center is the project developer.

The property was the subject of a five-alarm fire in 2016. According to Mission Local, Dipak Patel sold the site to Oak Mission LLC for $2.85 million. 3300 Mission Partners L.P. purchased the site later for $3.85 million. The plans for new affordable housing first surfaced with reporting by Laura Waxmann for the San Francisco Business Times.

The six-story infill will yield around 21,800 square feet with 19,460 square feet for housing, 540 square feet of open space, and 660 square feet for ground-level retail. All 35 apartments will be studio units. Parking will be included for 35 bicycles.

The project application writes that “The redevelopment will preserve the existing three-story façade along Mission Street and 29th Street and will connect with the new three-story structure above.” Interiors will be gutted for development. The preliminary application does not include renderings for the project.

The plan will receive a streamlined ministerial approval process. The estimated cost and timeline for construction has yet to be established.

Hopefully, they can retain the classic SF aesthetic on that block instead of converting to the modern mission district-style homes, which usually have a latinx-inspired mural and bright color accents. Just model after the exiting building or the building across the street with Good Frikin Chicken
