Retail Line-Up Revealed for Mission Rock, San Francisco

Mission Rock Partners has announced the first round of retail tenants to move into the nearly-complete phase one of Mission Rock at San Francisco’s Mission Bay waterfront. The five San Francisco-based tenants include two restaurants, a bakery, an outdoor gym, and a barbershop. Doors are expected to start opening in early 2024.

Mission Rock Partners is a joint collaboration between the San Francisco Giants, Tishman Speyer, and the Port of San Francisco. The new shops will occupy around 11,000 square feet across the four new buildings. CBRE has been responsible for retail leasing. Mission Rock Partners shared descriptions for all five new tenants listed below:

Arsicault Bakery, the San Francisco bakery whose croissants have been recognized among the best in the country. It will open its third Bay Area location at Dr. Maya Angelou Lane and Mission Rock Square in Building F, Mission Rock’s second residential tower.

Blades Co. Barbershop, which offers high-end men’s haircuts and spa treatments by masterful barbers. Blades will bring its third Bay Area shop to Building B, a commercial tower designed to accommodate life sciences research and development, adjacent to Dr. Maya Angelou Lane.

Ike’s Love & Sandwiches, the San Francisco-born favorite, is known for lines around the block, craveable secret ingredients and inventive flavor combinations inspired by notable local figures. Their store at Building B on Third Street at Toni Stone Crossing will be their milestone 100th location and a new flagship for the brand that was founded in the Castro.

LuxFit, San Francisco’s premier outdoor gym offering personal training, group classes and a self-service open gym. It will open its first brick-and-mortar location in Building B, adjacent to Channel Street.

Proper Food, which offers its delicious and wholesome grab-and-go fare from locations across San Francisco and New York City. Its newest shop will be in the base of Visa’s global and North American headquarters adjacent to Dr. Maya Angelou Lane.

Mission Rock is a dense high-rise masterplan that has replaced 28 acres of surface parking. At full build-out, the site expects to host twelve structures with over a thousand homes, 1.4 million square feet of offices and lab space, 200,000 square feet for retail and manufacturing, eight acres of public open space, and a rehabilitated Pier 48. Around 40% of all units will be designated as affordable. Phase one has seen the opening of the 23-story Canyon and the establishment of Visa’s new global headquarters in Building G. Recently shared illustrations show a rough overview of how the remaining three phases could materialize.

    Can’t wait for the remaining retailers to be released! Surprisingly, nothing is facing China Basin Park or in The Canyon which is already leasing.

  2. Why are no all 100% fully affordable housing or homeless shelters going up in this area? Why do SF leaders insist on segregating the classes? why are they concentrating all the drug use into certain areas? in the mission and soma we get 100% low class homeless shelters built like crazy and every seems to protest regular market rate. but nobody protests in those areas… strange like modern day redzoning

    • literally across the street from this is a 100% affordable development for formerly homeless. something like 40% of Mission Bay is – or will be – affordable.

      and in the Mission you get affordable homes for teachers (see other story on this site today)

      • thats good. Affordable housing is a lot better than SROs. the city would never allow SROs in this new area. 16th and mission and the TL is full of SROs which are having OD deaths daily and dealers taking over block.

      Do you ever do your research before you post? Most of the housing going up in SF is affordable because market rate housing market is too volatile in this economic climate.

      That said – there are many affordable housing complexes. HomeRise just completed a 100% formerly homeless housing complex. A new 100% affordable complex is being built right next door (and it’s beautiful and has amazing views)

      On 4th st there are quite a few affordable housing eligible and/or 100% affordable buildings.

      This assumption that SF does not build affordable housing is only believed because market rate is so expensive but it’s not true at all.
