New funding from the San Jose City Council has pushed forward the construction of a new foster youth housing complex named The Hub at 1510 Parkmoor Avenue in San Jose, Santa Clara County. The council approved $40 million of state bonds for the 81 units of permanently supportive housing and a community space. Abode Housing Development is the project developer.
According to the project summary from Allied Housing, “The Hub is a youth-led and youth-organized community center, dedicated to supporting current and former foster youth, ages 15-24, and operated by the County.” Permanent supportive housing will be priced for households earning between 20-60% of the Area Median Income.
The five-story wood-frame structure will create 81 units, of which half will be for youth who have experienced homelessness. Residential amenities will include bike storage, an outdoor courtyard, and art, while the whole building will operate on electric power. Apartment sizes will vary with studios, one-bedrooms, two-bedrooms, and three-bedrooms. Ground level will include a 17,000-square-foot commercial space. Vehicular parking will be included with surface parking and enclosed mechanical lifts. The project architect is not specified.
The development received SB 35 entitlement approval this February. Alongside the $40 million of state bonds, the team received $32.6 million from the county and $16.8 million from the city. Construction is expected to start next month and finish by the summer of 2025. Abode Housing Development, formerly known as Allied Housing, is managing the development and future services, while the John Stewart Company will be the future property manager.
The freeway-side parcel is on the corner of Parkmoor Avenue and Meridian Avenue, overlooking I-280. Residents will be across from a strip mall with a grocery store and close to the proposed Avenues The World School campus.
