Development permits have been filed seeking the approval of a new residential project at 646-648 Madrid Street in Excelsior, San Francisco. The project proposal includes the construction of a new residential building with an Accessory Dwelling Unit (ADU) and garage. Plans call for the demolition of an existing two-unit single-family house on the site.

SJA Development LLC is responsible for the designs.

The project site spans an area of 2,500 square feet. The scope of work includes the construction of a residential building offering four units with two car garages and a junior ADU. The four-plex will be designed so that it has the ADU, one bedroom, living room, kitchen, and a bathroom at the lower level of the building. The ADU will span an area of 491 square feet. Parking for two card and two bikes are proposed. Open landscaped space spanning 1,122 square feet has also been proposed.

Renderings reveal an exterior designed with stucco and hardi board cementiouse sidings, metal railings for decks, and vinyl frame windows.

Under SB 330, separate permits were filed to allow for the demolition of the existing property on the site. A project application has been submitted, seeking the approval of the new residential project. A project review meeting is anticipated, discussing the plans. The estimated construction timeline has not been announced yet.

  1. No mention of the soundness of the existing structure? Demolition of a structurally ‘sound’ residential building is prohibited, correct?
