Updated plans have been filed for a three-story residential infill at 5527 Vicente Way in Shafter, Oakland. The new application has more than doubled the potential housing capacity from the developer’s 2021 filing. Each of the homes will be available for ownership, with one affordable residence. Lafayette-based Branagh Development is the property owner.
The team’s project description states that “the proposed three-story units range from approximately 940 square feet to 1,221 square feet and are sized to be affordable to first-time home buyers.” Of the 14 units, one will be designated as affordable to very low-income households. This will allow the developer to use the State Density Bonus program. Parking will be included for 12 bicycles and cars.
Oakland-based Workshop1 is the design and landscape architect. Each of the buildings will be wrapped in a monotone black hardi panel facade, with horizontal lap siding at ground level. A redwood fence will line the property, and the entry walkways will be decorated with planters and a few inner-lot trees.
Nellie Ingraham is the structural engineer, and Apex is the civil engineer. The estimated cost and timeline for construction have yet to be established.
The 0.27-acre parcel is currently occupied by a single-family home. Future residents will be next to Highway 2, close to Rockridge BART, and nestled between two retail hubs. For most retail needs, residents could walk to the fork of Shattuck and Telegraph or College Avenue.
