The Berkeley Planning Commission is scheduled to review plans for an eight-story residential project at 2462 Bancroft Way in Berkeley’s Southside neighborhood. The plan would add dozens of new homes overlooking the UC Berkeley campus. San Leandro-based Zengs Berkeley LLC is listed as the property owner.

The prolific local firm, Trachtenberg Architects, is responsible for the design of 2462 Bancroft Way. The renderings show the firm’s familiar vernacular, with a sawtooth bay window facade looking over Bancroft Way. The exterior will be wrapped with dark corrugated metal siding and thin brick.

Miller Company is overseeing the landscape architecture of the sidewalk planters, a greenery line in the rear lot, and the rooftop terrace. The rooftop deck will feature tables, a barbeque counter, and a buffer of intensive planters between the railing and parapet.

Once complete, the 88-foot-tall structure is expected to contain around 40,080 square feet, including 37,200 square feet for housing, 1,300 square feet for retail, and 260 square feet for storing 28 bicycles. Two ATMs could be included along the street. Of the 66 units, 59 studios and seven two-bedrooms will be available. Three units will be designated as affordable to very low-income households, allowing the developer to use the State Density Bonus program and increase residential capacity.

Plans for 2462 Bancroft Way will develop a narrow 0.15-acre parcel located directly across from the UC Berkeley campus close to the Sather Gate entrance. Future residents will be just two buildings away from the retail-dense Telegraph Avenue. Several AC Transit bus stops are scattered in the surrounding area, while the Downtown Berkeley BART Station is 15 minutes away on foot. The estimated cost and timeline for construction have yet to be shared.

The renderings show the café to face Sather Lane, but the floor plans (click the meeting agenda, then click on 2462 Bancroft Way on pg2) show the restaurant space to be on the west side of the site, which is the exact opposite of what is shown in the rendering. For what it’s worth, I prefer the former to the latter.

    I presume that there is a reason to put the restaurant where it is, but it would be nice to get some rationale behind the difference of rendering and floor plan.

    Trachtenberg again! And putting it above a Wells Fargo ATM is a great use of space.
