New building permits have been filed for the five-story residential infill at 805 R Street in Downtown Sacramento. The proposal would bring over two hundred affordable housing units to the State-owned warehouse. CACDC and Mutual Housing are jointly responsible for the development.
Kuchman Architects is responsible for the design. While the project is simply a podium-style apartment building, the facade will be adorned with brick veneer as an attempt from the project team so that the project could maintain “the historic industrial style that characterizes R Street” as well as provide “access to myriad options for dining, shopping, and entertainment…”
The five-story proposal will yield nearly 200,000 square feet, including 129,050 square feet of housing, 4,650 square feet of community area, 3,400 square feet of retail, 9,120 square feet of offices, and 15,100 square feet of parking. Residential amenities will include a landscaped courtyard, a small corner plaza, patio decks, a lounge, and an exercise studio.
Of the 241 units, two will be market-rate dwellings for on-site managers. The affordability range will vary, with 24 units for 30% of the area’s median income, 75 units for 50% AMI, 112 units for 60% AMI, and 28 units for 70% AMI households. Apartment types will vary, with 82 studios, 136 one-bedrooms, 22 two-bedrooms, and a three-bedroom residence.
CACDC, or the Capitol Area Community Development Corporation, is a non-profit arm of the Capitol Area Development Authority that focuses on providing housing and shelter. The project will collaborate with DGS, the State Housing and Community Development, and the City of Sacramento.
The 1.2-acre property is bound by R Street, Quill Alley, 8th and 9th Street. Future residents will live along the R Street corridor, a block from Franklin D Roosevelt Park and just a few blocks from the State Capitol building.
Construction is expected to cost around $110 million and last around three years from groundbreaking to completion. The timeline for work to start had previously been March 2024, though work has yet to start.
