The lawsuit against the American River One development appears to be subsiding. The project could add 826 new apartments to 450 Bercut Drive on the northwest edge of the Southern Pacific neighborhood in Sacramento. Sacramento-based IM Investments is the project developer.

The Save the American River Association has failed to request a hearing related to the lawsuit. The group has claimed that the project did not qualify for streamlining the CEQA review process, which was granted based on the project being a transit-oriented development. According to reporting by Ben van de Meer for the Sacramento Business Journal, “neither side requested a hearing after the tentative ruling, which makes it final.”

Construction will bring four structures across over three acres. The tallest two buildings will rise 194 feet and 18 floors tall, followed by a 16-story and 11-story infill. The complex will yield around 652,000 square feet of housing alongside 4,570 square feet of retail. Of the 826 residences, unit types will vary, with 203 studios, 414 one-bedrooms, and 209 two-bedrooms. Parking will be included for 325 cars.

LPA Design Studios is responsible for the design. Each building features a similar treatment, wrapped with a curtain wall glass skin. Along the southern faces, horizontal louvers will be installed over the glass to provide shade for residents.

The property is located across from the American River bike trail. Future residents will be just twenty minutes away from Downtown Sacramento by bus or 10 minutes by bicycle. The site is near the rising Township 9 neighborhood developed by 29th Street Capital.

    I am not a YIMBY, but I am not a NIMBY either. Why would one appeal a project like this in this location? This is a low-densiy no man’s land located just north of downtown Sacramento. It’s near the Amtrak station and local light rail. It has views of the river and downtown Sac. Why the hell not build it?

    Save the American River? Of course you want to save it, but how would this particular project be any worse than the two freeways that cross the river, with all of the oil and trash that drains and blows into the American? Using conservation to stop a project you don’t like is reprehensible.

    Call me a YIMBY on this one. Build it!

    • The only way to understand why one would be against a project like this is to do the same mental gymnastics as the NIMBYs. It makes absolutely no sense to claim that this would pollute the river more than the two freeways, and yet here we are. I’m glad that they lost this lawsuit

  3. Build this and many more like it! Quickly! SAC has an unprecedented growth potential due to its relative low cost and abundant land (compared to Bay Area). The CA state capitol needs to reach its full potential as a thriving urban center.

  5. If that complex can get built, it will transform the entire area.
