Meeting Today For Affordable Housing Loan in San Francisco

The San Francisco Board of Supervisors is scheduled to vote on a potential loan for the affordable housing proposal at 2530 18th Street in the city’s Mission District. The scheduled item relates to a potential $6.9 million loan for the acquisition of the two-story commercial structure. Mercy Housing is the project developer, working alongside the existing tenant, the Homeless Prenatal Program resource center.

The application includes a potential increase in residential capacity from 74 units to 96 units. This increase would result in the overall budget rising from $88.5 million to $106 million, while the average cost of unit would decrease from $1.19 million to $1.13 million. Construction is expected to start by 2027, with completion now expected as early as March 2029.

The $6.9 million loan will contribute to the sum of $11,846,900 loaned from the Mayor’s Office of Housing and Community Development to HPP and Mercy Housing to support the affordable housing development. HPP is expected to receive the $6.9 million to support its 2020 acquisition of the property, and Mercy Housing will receive the remaining $4,946,900 from the MOHCD.

Mithun is the project architect. Previous illustrations shared show a podium-style design that includes a four-floor mid-structure wrapped around more plain white facades. The top level is set back, creating an open terrace with views across the neighborhood. Freyer & Laureta is the civil engineer, and KPFF is the structural engineer. The increase in the project is still expected to rise to eight floors.

The property is located between Potrero Avenue and Hampshire Street, two blocks from the KQED Headquarters. The neighborhood is serviced by MUNI buses, and residents will be 12 minutes away from the 16th Street Mission BART stop by bus or twenty minutes on foot.
