Preliminary plans have been filed alongside new renderings for a small residential project at 1030 Francisco Street in Russian Hill, San Francisco. Renderings published alongside the application show a Bay Modern-inspired house with wood siding to replace the existing 1935-built home. Walker Warner Architects is responsible for the design.

The three-story development will create a main residence and an attached Accessory Dwelling Unit. The ADU will be positioned on the ground floor beside the garage and rear driveway. The proposal aims to retain the existing foliage in front of the house.

Walker Warner Architects is a San Francisco-based firm specializing in modern housing with an emphasis on regional vernacular. The firm emphasizes the value of materiality within their practice, writing that “carefully chosen materials offer strength and beauty. Suited to their purpose, they engage the senses with a warmth and texture that evolves over time.”

Demolition will be required for the Mediterranean Revival home. A Historic Resource evaluation conducted in 2018 for an unsuccessful single-family proposal on the site concluded that the old building is not a historic resource. Records show that the structure was built in 1935 for two Italian immigrants, with the original architect and agent unknown.

GBA San Francisco, a permit expeditor, is sponsoring the project. City records show the property last sold for over $1.5 million in 1991. Katharine R. Edwards is listed as the property owner. The estimated cost and timeline for construction have yet to be established.
