Preliminary plans have been filed for a life-science industrial project at 405 and 455 Harbor Boulevard in Belmont, San Mateo County. The proposal aims to create around 812,000 square feet of offices and parking for over a thousand cars. Beam Reach Properties is the project developer.

Redwood City-based DES Architects + Engineers is responsible for the design and landscape work. According to the applicant, the “architecture, colors, form, and massing recalls the character of the Bay edge and the Belmont hills blending the site into the surrounding landscape.” Illustrations show the exterior wrapped with undulating curtain-wall glass, metal panels, and corten steel.
The landscaping design map will wrap around the two structures with a mix of hardscape and softscape elements. On-site native trees will be preserved by the creekside, and new native plants will be added around the pedestrian pathways and seating areas.

The proposal will include two structures, rising 116 and 118 feet, respectively. The complex will yield about 822,400 square feet of office space, with 57,700 square feet of landscaped area, parking for 1,371 cars, and 234 bicycles.
Demolition will be required for three low-slung industrial lots along Harbor Boulevard and next to Industrial Road. The 5.59-acre property is located near a Freeway 101 ramp, and just over a mile away from the Belmont Caltrain Station.
