Preliminary plans have been filed for new housing at 19220 Stevens Creek Boulevard in Cupertino, Santa Clara County. The pre-application invokes Senate Bill 330 to freeze local zoning regulations. The Hanover Company is listed as responsible for the application.

Further information about the proposal has not been shared by the city’s planning department. Public records show that two properties, at 19220 Stevens Creek Boulevard and 19300 Stevens Creek Boulevard, are owned by the Tom and Eleane Hall Trust.

The roughly 2.4-acre site is occupied by several small single-story commercial structures anchored by a bank and a few small businesses. The surrounding area is dominated by several new developments, including housing by Sand Hill Property Company and offices for Apple in the area around the circular Foster + Partners-designed Apple Park.

The residential developer Sand Hill Property Company is also responsible for The Rise, a master plan proposal to bring a dense new neighborhood to the 50-acre plot of land left empty after the demolition of Vallco Mall. The former shopping mall site is just one block from 19220 Stevens Creek Boulevard.
