Preliminary permits have been filed for a townhouse development at 10268 Bandley Drive in Cupertino, Santa Clara County. The development would replace a low-slung commercial office with over two dozen units close to De Anza Boulevard. Bandley Center Inc. is listed as the property owner.

The preliminary application looks to add 27 three-story townhouses across the site, achieving a site density of roughly 18 units per acre. The filing utilizes Senate Bill 330 to streamline the approval process. Further information has yet to be shared about the design.

The roughly 1.5-acre parcel is located on a block dominated by low-slung commercial space bound by Bandley Drive and De Anza Boulevard. Future residents will be in the center of low-density sprawl, close to several strip malls and a few blocks from a public middle school campus.

The estimated cost and timeline for construction have yet to be shared.

  1. I don’t think describing this location as “the center of low-density sprawl” is fair. The development pattern is certainly suburban, but it’s 2 blocks from the center of Cupertino and surrounded by quite a few multi-family residential buildings, multistory office buildings, etc and has a walk score of 70. It’s just the kind of relatively dense, job- and retail-rich suburban neighborhood where we should be adding lots of new housing!

I never new that Cupertino had a downtown. I have always thought of it as placeless, faceless, South Bay sprawl
