Project Launches for 1655 Berryessa Road Transit Oriented Development

The planned development at 1655 Berryessa Road in San Jose celebrated the commencement of phase one in the construction of a new neighborhood. The site for the project is a 13-acre, formerly industrial and logistics lot located a short walk from the Berryessa BART Station. The Facchino Family, who own the site, made the decision to redevelop it into more than 700 units of new transit-oriented housing.

Previously, the San Jose City Council approved mixed-use plans for the site, including provisions for up to 850 apartments and a large commercial building. However, in light of recent market trends for office spaces, the commercial portion of the project has been excluded from Phase One, with plans to revise its composition.

The most recently released designs split the parcel into several blocks, including 260 below-market-rate units, 338 market-rate units, 62 for-sale units, and 48 townhome or single-family residences. The multi-unit buildings are being developed by Swenson, while the townhomes and single-family residences are being developed by KB Homes.

Of the 260 units, 26 would be reserved for very-low-income tenants, 130 units would be reserved for low-income tenants, and 101 units would be reserved for moderate-income tenants. The remaining three apartments will serve as manager’s units.

The project’s location provides it with excellent transportation options, including BART, VTA Light Rail, and multiple bus options within walking distance. This accessibility makes the area highly desirable for densification, and San Jose’s Planning Department sees this property as just the beginning. The Berryessa transit area could also see more developments, expanding into a walkable and vibrant community for future tenants to benefit from.
