Preliminary permits have been filed with increased plans for a flat-iron mixed-use complex at 4101 3rd Street in Bayview, San Francisco. The proposal has increased from 2018-approved plans for a five-story building, with the application now seeking an eight-story building with housing and ground-floor retail. The property owner is listed as a Burlingame-based individual filing through 4101 Third Street LLC.

The 83-foot-tall structure is expected to yield around 52,180 square feet, with 45,300 square feet of housing and 6,880 square feet for ground-level retail. Parking will be provided for 56 bicycles. The development is now expected to add 46 apartments, including five studios, 21 one-bedrooms, and 20 two-bedrooms.

Steinberg Hart is listed as the project architect. Illustrations show that the flat-iron style apartment will conform to the triangular property, with a facade of boxy bay windows overlooking Newhall Street, and sawtooth bay windows facing 3rd Street. The exterior will be wrapped with painted stucco.

The 0.17-acre property is located along 3rd Street between Innes Avenue and Hudson Avenue. Future residents will live across from a T-Line light rail station, with trains running from Chinatown to Visitacion Valley. The 2022-opened Southeast Community Center is two blocks away.

The estimated cost and timeline for construction have yet to be shared.

  1. If you look at the street view from 2021 and then see the site transformed into this structure, it would be one of the greatest urban planning success stories for underutilized land that was just wasting away.

  2. No idea what 2021 has to do with it, but we absolutely need these (and more) smaller infill projects (even more so along 3rd). Bayview is woefully underserved with mixed use and more dense projects like this. Build it.

  4. They can build 5 of these by highway 580 in Oakland

    • Oakland could use about 500 of these, to be honest. So many blighted or underused pieces of land sitting in some of the best real estate on the planet. Just that piece of land where the stadium abuts the BART station and airport connector could hold tens of thousands of new residents if developed well.

  6. Build it and they will come???
    C’mon all you build-more-housing-dreamers, this is Bayview! Neighborhood has a terrible reputation and at > $1000 PSF to fully build this (land and all), it just does not pencil out, unless some government-non profit entity funds it.

    This is wishful thinking at its finest 😉
