Family Zoning Increases Plans For 230 Anza Street in Lone Mountain, San Francisco

Increased plans have been filed for the narrow parcel at 230 Anza Street in San Francisco’s Lone Mountain neighborhood. The new application invokes the recently passed Family Zoning Plan to achieve higher density, more than doubling the capacity over the previous iteration’s capacity. Krystal Dong of Oakland-based IvyHills LLC is listed as the property owner.

The eight-story proposal is expected to yield around 17,330 square feet, including eight apartments and a five-car basement garage. Of the eight apartments, two will be deed-restricted as affordable housing. The structure will feature two two-bedroom apartments and six three-bedroom apartments. Additional storage will be included for eight bicycles.

The application invokes Senate Bill 330 and the recently established Housing Choice-San Francisco Program. The San Francisco Planning Department describes the HC-SF program as an alternative to the State Density Bonus Law, with additional parameters on height and bulk controls. Unlike the State law, the HC-SF Program does not require on-site affordable housing.

The project architect is not listed. The only information provided about the future structure is that it will consist of five levels of Type III wood-framed construction over four levels of Type 1 construction. Castro Valley-based C.M. Wong Architecture drafted previous plans.

The 0.06-acre parcel is located on a block bound by Anza Street, Collins Street, Woods Street, and Geary Boulevard. Residents will look out onto the tree-lined northern edge of the scenic University of San Francisco Lone Mountain campus.

According to the application, construction is estimated to cost around $2 million, a figure not inclusive of all development costs. The timeline for construction to start has not been established.

  1. very confusing. rendering shows 3 stories. article initially says 8 stories, and then later says 5 levels of Type III construction over 4 levels of Type I construction, implying 9 total stories

    • The basement is probably being included for the type 1 (all concrete and steel), but 8 stories above ground. Technically, 9 stories are being constructed since not every building contains a basement, but only 8 are visible from the ground and up.
