New renderings have been published for a townhouse-style development at 401 1st Avenue in Upper Land Park, Sacramento. The project is looking to create 38 stand-alone houses across the property, a reduction in residential capacity compared to the former apartment-style plans. Nathan Cunningham of N8 Community is the developer, filing through 401 1st Ave, LLC.

The project site will construct roughly 43,100 square feet across 38 three-story one-bedroom townhouse structures. Twenty structures will include a mezzanine floor, and parking will accommodate 34 cars.

REgroup is the project architect. Illustrations show a familiar contemporary-style design with streamlined facades and a range of window sizes. For the twenty structures with mezzanine floors, the top level will include a setback terrace overlooking the internal driveway.

The 0.65-acre property is located along 1st Avenue between 3rd Street and 5th Street. If the project is ever completed, future residents would live near the recently built master-planned neighborhood, the Mill at Broadway.

The estimated cost and timeline for construction have yet to be shared.
