Final approval has been granted for an eight-story residential development at 715-723 North San Mateo Drive in San Mateo, San Mateo County. The proposal will replace a prominent vacant car dealership close to Burlingame with 181 apartments. Prometheus Real Estate Group is the project sponsor.

The 75-foot-tall structure is expected to yield around 258,020 square feet, including 152,400 square feet of housing, 72,450 square feet of parking, and 8,100 square feet of indoor amenities. Residents will also have access to a podium-top courtyard. Parking will be included for 182 cars and 196 bicycles. Apartment sizes will vary with nine studios, 116 one-bedrooms, 52 two-bedrooms, and four three-bedrooms.
Plans for the site started in early 2025, filing a preliminary application to streamline the approval process with Senate Bill 330. The developer also utilizes the State Density Bonus, adding 19 affordable housing units to increase residential capacity by around 50% above base zoning. The affordable housing will be deed-restricted to qualify for very-low-income households.

Winder Gibson Architects is responsible for the design. Renderings show a familiar podium-style apartment complex with the street-facing massing broken up by varied materials and colors. The product is a facsimile of a diverse, densely built urban block. The articulation and separated parapets create a false recreation of several buildings of varying width and density, all capped by a repetitive ground-floor wall. The exterior will be wrapped with brick veneer, stucco, and wood-look boards.
Portland-based Knot Studio will oversee the landscape architecture. The second-floor podium-top courtyard will rise between the upper levels, providing shelter and an attractive focal point for inward-facing units. The deck will be furnished with outdoor seating, table tennis, and a pool deck. The rooftop deck will provide barbecues and outdoor dining seating.

The 1.22-acre site is located along San Mateo Drive between State Street and Villa Terrace. The site is a block away from the city’s northern border with Burlingame and Peninsula Avenue. Future residents will be under 15 minutes away from the Burlingame Caltrain Station on foot or five minutes via bicycle.
The estimated cost and timeline for construction have not yet been established.
