Plans have been approved for a townhouse development at 2015 Pioneer Court in San Mateo, San Mateo County. The project, dubbed Pioneer Vista Townhomes, will add ten apartments along West 20th Avenue, just a block off El Camino Real. Jack Boyajian of STILL Property Group is responsible for the application.

The roughly 43-foot-tall structure is expected to yield approximately 34,560 square feet, including 10 apartments and 10 private two-car garages. Unit sizes will vary with four three-bedroom units, four four-bedroom units, and two five-bedroom units. Each apartment will be three floors high, with access to a second-floor balcony and a rooftop deck. One of the apartments will be deed-restricted as affordable housing.

YA Studio is responsible for the design. Illustrations show a contemporary-style development wrapped in fiber-cement and wood-composite panels.

The 0.44-acre property is located along a small cul-de-sac off West 20th Avenue, close to a grocery store-anchored strip mall and the Junipero Serra High School campus. Demolition of the existing commercial office structure is expected. The estimated cost and timeline for construction have not yet been established.

  1. My understanding is that this qualifying housing development project is supposed to reviewed per the expedited ministerial (i.e., non-discretionary) approval process afforded by AB-130.

    Accordingly, San Mateo was violating state law by subjecting this project to any public hearings whatsoever — especially a Planning Commission hearing where the commissioners were attempting to apply all manner of discretionary review and input over the project and then subjected the project to non-objective illegal conditions of approval.

    This kind of illegal nonsense must stop.
