Demolition and new construction permits have been filed for a residential infill at 61 Royal Lane in San Francisco’s Crocker-Amazon neighborhood. The approved project is seeking to replace a detached rear structure with a single-family house and an accessory dwelling unit. Nie Yang Architects is responsible for the application and design.
The 30-foot-tall structure is expected to contain around 3,000 square feet across the site. There will be a two-bedroom accessory dwelling unit and a four-bedroom primary residence. The structure includes parking for a car and two bicycles. Updated illustrations show a grey stucco-clad facade with a boxy bay window over the garage.

The property owner is listed as a local individual. Royal Lane is a narrow alleyway that extends from Morse Street, two blocks from Geneva Avenue, and a few blocks from McLaren Park. Demolition will be required for an existing vacant structure.
Construction is estimated to cost around $500,000, with a timeline not yet established.

I just love snide remarks from idiots who don’t realize the restraints of infill.
I understand “infill”. I also believe, as an architect, that I can design a house that looks like a home, with character and charm. Yeah, takes a bit more thought, attention to detail, probably cost, but, I’d rather live in a village of charming houses than boxes with store front windows.
