Enhanced preliminary permits have been filed for Apollo, a proposed 16-story mixed-use tower at 32 Stockton Avenue in San Jose. The development will rise next to Google’s city-altering Downtown West development by Diridon Station. Apollo would add 406 new units to the city’s housing market. Urban Catalyst is responsible for the development.
Aedis Architects is responsible for the design, which is expected to include cross-laminated timber. Renderings show a wing-shaped floorplan conforming to the corner lot, with the tower mass slightly overhanging portions of the amenity-deck-topped podium. At ground level, the project will invite pedestrians into the approximately 6,500 square feet of commercial retail.
The development will merge two properties, of which Urban Catalyst has already closed on one for $9.5 million, according to CBRE. The development will replace the existing single-story auto-services shop with new housing directly across from VTA bus stops, the San Jose Diridon Station train station, where an existing Caltrain line is connected up the peninsula to San Francisco, and a proposed BART line through Oakland is expected to open by 2030. Residents facing east will look over the SAP Center San Jose, home to the San Jose Sharks and regular concerts.
Founded in 2018, Urban Catalyst has been an active developer in San Jose over the last three years, though the firm is too young to have complete buildings in its portfolio. Urban Catalyst is both a fund manager and local developer, operating as a real estate equity fund focused on ground-up development projects in downtown San Jose. The firm is led by the founder Erik Hayden. Hayden has past experience as president of Zarsion for nearly four years and as a VP in Lafferty Communities for two and a half years.
The Registry reports that the developer hopes to receive entitlement by mid-2022, with construction finishing by 2025. An estimated construction price tag has not yet been shared.
Google’s 80-acre Downtown West urban development is expected to create roughly 4,000 apartments, 7.3 million square feet of offices, hotel, retail, and event space. San Jose City Council approved the plan in late May this year.
