New renderings have been revealed for 101 Gull Drive, a proposed life sciences development in South San Francisco’s East Side neighborhood. The proposal will replace a vacant parcel with a seven-story office building and a 4.5-story garage. The San Mateo County development is being sponsored by Michael Sanford, CEO of the US division for CFLD International, a Singapore-based developer focused on industrial projects and new industry cities across the world.

The new building will rise 120 feet above street level to yield 166,620 square feet of rentable office area. Connected to the building will be a 4.5-story parking garage with a capacity for 419 vehicles.
DGA is responsible for the design as the project architect. The California-based design firm shares their experience as, “specializing in the design of technical facilities for the advancement of the life sciences, technology, mission-critical, healthcare, and education… Our focus is on providing an exceptional combination of design, systems integration, and technical expertise to create a solution that joins the ‘Technology’ created by the Client with the ‘Design’ created by the Architect.”

Michael Sanford is sponsoring the project through Sanfo Group LLC. Studio Five Design is responsible for landscape architecture.
The property was the subject of a San Francisco Business Times article by Laura Waxmann in March of 2020, who reported the property sold for $14.9 million. Speaking with Waxmann, Marshall Hydorn, senior vice president of CBRE’s Peninsula operations, said that while the property was almost certainly to be a life science project, that “a lot of people believe that we will see housing on the east side of 1010, potentially. There has been a push for it.”

Construction is expected to last nearly two years. If groundbreaking starts on schedule in the late summer of this year, completion is expected by the summer of 2024.
