New plans have been filed to renovate an existing three-story office building at 69 Green Street in North Beach, San Francisco. Construction would open up each floor space, producing a modernized speculative office space just one block from the Embarcadero. San Francisco-based architecture firm FORGE is responsible for the design.

According to the project application, FORGE will oversee the “demolition of existing non-bearing interior partitions, new restrooms, finishes, ceilings, lighting, lobby stairs, and exterior window reconifgurations at the front facade.” Larger rectangular panes will replace two half-dome windows facing Green Street to provide the first floor with even more lighting. The third floor will also receive a new window design, though not as significant as that proposed for the first floor, and it is pending Department of Building Inspection approval.

The 40-foot tall structure yields 12,870 square feet, with 3,642 square feet on the first and second levels and 2,386 square feet on the fourth floor. Once complete, 69 Green Street will be more flexible for prospective tenants. A new rooftop deck will even be created, offering an open-air amenity for future office employees.
The building is located on Green Street, in a small square block bound by Front Street, Battery Street, and Vallejo Street. The Embarcadero is just one block away, with MUNI buses and light rail easily accessible.
Bullock Capital is the property owner. SFYIMBY has contacted the project team for comment and has not received a reply as of the time of publication.
