Curtainwall Installed on 751 Gateway Boulevard in South San Francisco

Curtainwall installation has finished for 751 Gateway Boulevard, one of a few R&D offices rising in South San Francisco’s East Side neighborhood. The project has replaced a surface parking lot while expanding the existing Gateway Campus opened by the co-owners Alexandria Real Estate Equities and Boston Properties.

The existing campus consists of eight structures, including 601, 611, 651, 681-685, 701, 801, and 901-951 Gateway Boulevard. The latest addition will be unique with its contribution to on-site landscaping. 751 Gateway will overlook the high-profile intersection of Gateway Boulevard and Oyster Point Boulevard, the primary vehicular artery connecting the car-dependent life sciences neighborhood with Highway 101.

The 148-foot project contains 208,800 square feet of floor area, with seven floors and an average ceiling height of 20 feet. Parking will be included for 418 vehicles. A surface parking lot immediately beside 751 Gateway will have 42 spots.

RMW Architecture is responsible for the design. The facade design will be simple, wrapping the large steel frame with a curtain wall improved with glass fins and a pixelated rain effect. The lobby will rise two floors, clad with a light sandstone hue with room to exhibit art.

DPR Construction is the project contractor, BKF Engineer is the civil engineer, Nishkian Menninger is the structural engineer, and Berkeley-based Mantle Landscape Architecture is responsible for the landscape.

Boston Properties and Alexandria Real Estate Equities purchased the 7.4-acre Gateway Campus in January of 2020. The two firms have unified the campus with ownership of the 1.1 million square feet for life sciences split evenly between the two firms. The venture also promised the new construction of 640,000 square feet for the campus. 751 Gateway Boulevard will contribute a third of that new space.

The property is located in the San Mateo County city’s life science hub, the birthplace of the biotech industry. For regional public transportation, the South San Francisco Caltrain station is 18 minutes away on foot or 8 minutes by bicycle.
