City approval has been granted for a seven-story residential development at 6131 Bollinger Canyon Road in San Ramon, Contra Costa County. The project, on Parcel 1A, is the very first residential project from the $5 billion CityWalk Bishop Ranch mixed-use masterplan to be approved. Related Companies is the project sponsor, and Sunset Development is the property owner.
The most recent press release for the approval revealed the overall price estimate that CityWalk Bishop Ranch will cost an estimated $5 billion to build, with the residential capacity increased from an initially-proposed 4,500 units to 6,000 units. The housing will replace 135 acres of surface parking surrounding the various smaller buildings and the central building, 2600 Bishop Ranch. 2600 Bishop Ranch was the largest office building in the Bay Area before the completion of Apple Park, with various existing tenants and the Annabel Lake and Trail open space on-site.
A new rendering has also been published, showcasing the aerial overview of the masterplan at full build-out, with a dense neighborhood whose rooftop height never extends higher than eight floors. The residents will also be near City Center Bishop Ranch, a $300 million suburban retail mall designed by the Renzo Piano Building Workshop.
Sunset Development is the original developer and owner of Bishop Ranch, a 600-acre office campus that has become a powerful economic engine for the Tri-Valley area. The company proposed CityWalk as a means to reshape much of the surface parking with 4,500 multi-family units, a 169-key hotel, commercial space, and retail. The City Council approved the master plan in mid-September 2020.

MVE + Partners is responsible for the design of Parcel 1A. The 85-foot tall structure will yield 721,990 square feet from a 5.6-acre parcel with 466,340 square feet for housing and 255,650 square feet for the 663-car garage. Additional parking will be included for 67 bicycles and 13 motorcycles. Of the 381 proposed units, there will be 23 studios, 176 one-bedrooms, 146 two-bedrooms, and 36 three-bedrooms. The plans will include 15% affordable housing.
With approval achieved, Related will work towards groundbreaking shortly, likely during this winter. The team will also find neighboring construction happening by SummerHill Homes for City Village, a relatively dense 404-unit townhome development at 2400 Camino Ramon.
