New renderings have been revealed for the three-story housing project at 6341 Shattuck Avenue in Bushrod, Oakland. The plans would replace the existing subway restaurant with 14 homes and retail. Mr. Navdeep Grewal, a Pleasanton-based individual, is listed as the project developer.

The 31-foot tall structure will yield around 16,260 square feet, with around 11,000 square feet for housing and 966 square feet for retail. Parking will be included for six cars and 16 bicycles. Unit sizes will vary, with four studios and ten one-bedrooms. Four of five units will be designated as affordable housing.

SKL Associates is the project architect. The design does not attempt to reinvent the apartment infill style, with a facade clad by cement, porcelain tiling, granite, and painted stucco. Diamond frame ornamentation along the east and west exposures adds some flare to the otherwise familiar articulated infill.

The residential lobby is accessed along Alcatraz Avenue, with an elevator, bicycle parking, and stairwell reaching the second floor. A few planter spaces on the second floor will have two-floor high ceilings above, visible from the third-floor hallway.

The 0.16-acre property is at the intersection of Shattuck Avenue and Alcatraz Avenue, close to the border with Berkeley. The Ashby BART Station is around ten minutes away on foot, and Berkeley Bowl grocery store is four minutes away by bus, and Downtown Oakland is less than twenty minutes away via bus. The estimated timeline for construction and completion have not yet been established.

  1. I wish these types of projects were more prevalent and plug n’ play so we wouldn’t need to report on it. Then we could focus on innovative housing conversion and architecture. This is.. bland but much better than the existing subway (and I wish it wasn’t the restaurant lol)

  2. Great that more housing is being built. Since the location is served well by public transportation, If the car parking was eliminated, could that cost be better used to make more housing?

  3. Good project. The Subway was a target of vandalism for years and it’s too bad it took this long to start an apartment development. While there’s transit nearby, BART is unsafe and unclean and the F bus is slow so there should at least be compact parking.
