New renderings have been revealed ahead of Thursday’s meeting for 2712 Telegraph Avenue in South Berkeley, Alameda County. The six-story plan will replace the two low-slung structures with 40 homes within walking distance of the busy Southside neighborhood and the UC Berkeley campus. Panoramic Interests is the project applicant.

The 74-foot tall structure will yield over 44,500 square feet with 40,480 square feet for housing, 590 square feet for retail, and an unspecified floor area for the two-car basement garage. Unit sizes will vary with 16 two-bedrooms, three three-bedrooms, and 21 four-bedrooms. Additional parking will be included for 42 bicycles.
Studio KDA is the project architect. The exterior will be stylized with vertical sawtooth-style bay windows. Facade materials will include ceramic-coated siding, cedar wood panels, and painted stucco. BKF is consulting as the civil engineer.

Garden Architecture is responsible for landscape architecture. The setback open space on the ground floor will be decorated with various planters and large shrubs. Crowning the building will be an unfortunately small rooftop terrace, setback far from the building cornice to prevent residents from looking into neighboring buildings and the street. The area will be furnished with outdoor seating and a large dining table.

The 0.2-acre property is located immediately beside an AC Transit bus stop for the 6 at the corner of Telegraph and Derby Street. Willard Park and Willard Middle School are one block away.
