New permits have been filed for a three-unit infill at 379 Naples Street in San Francisco’s Excelsior neighborhood. The application aims to use Senate Bill 9, in effect since the start of 2022, to split the lot and build three new units. SIA Consulting is responsible for the application and design.
Currently, 379 Naples Street is developed with a three-story, three-unit building on a 5,000 square-foot, i.e., 0.11-acre parcel. If approved, the lot will be split in two, with the existing structure unchanged on a 3,000-square-foot parcel. The new building will rise from the 2,000-square-foot lot. The 28-foot tall structure will create 2,890 square feet, with 2,150 square feet for three new homes and around 2000 square feet for the one-car three-bicycle garage.
Illustrations show the narrow infill style will have a two-story bay window facing Naples Street above the residential entrance and garage door. The exterior will be clad with vertical wood siding and stucco, standard for low-cost contemporary design. A rear-yard setback will afford the third-floor tenant their own private deck.
The 0.11-acre parcel is between Excelsior Avenue and Brazil Avenue, six blocks from the busy Mission Street commercial thoroughfare to the west and six blocks from John McLaren Park to the east. The site is equidistant to the Balboa and Glen Park BART Stations, ten minutes away via bus or bicycle.
Public records show the property last sold in early 2023 for $1.2 million. An individual at 379 Naples Street is listed as the property owner.
