New preliminary plans have been filed for an eleven-acre property at 451 El Camino Real, mostly in Santa Clara, with 0.91 acres across the city border in San Jose. The proposal will replace an office campus and a small strip mall next to the city’s Caltrain station. Bixby Land Company is responsible for the application.
The development will span 10.96 acres, with 10.05 acres in Santa Clara and 0.91 acres in San Jose. The development will create 406 new homes, of which 393 will be in Santa Clara and 13 homes across the city border in San Jose. In Santa Clara, 79 homes will be deed-restricted as affordable to lower-income households.
The applicant hopes to use Senate Bill 330 to expedite approval. This will allow the developer to use the State Density Bonus program, increase residential capacity, and apply for zoning waivers. The development will average 37 units per acre, which could translate to four-story podium-style apartments.
The large property is located next to the Santa Clara Caltrain Station and the Santa Clara University campus. Bixby Land Company is a private Real Estate Investment Trust based in Newport Beach, with property across the country. Bixby has yet to reply to a request for comment by YIMBY as of the time of publication.
Update: The project applicant has told YIMBY that the existing retail strip mall is outside of the project scope and will remain open.
