New building permits have been filed for a five-unit addition at 550 27th Street in San Francisco’s Noe Valley neighborhood. The residential capacity will increase thirty percent from 16 to 21. Drake Gardner, a real estate development consultant at ZoneDesign Development, is responsible for the alterations.
Within the structure, five units will replace existing space on the first level currently occupied by office space, as well as a portion of the laundry room. The new studio apartment ADUs, i.e., additional dwelling units, range in size from 440 to 600 square feet. The property does offer shared access to a rooftop terrace, likely with stunning views of the growing San Francisco skyline.
ZoneDesign Development has also been behind previous proposals for a 106-unit apartment building at 955 Post Street. The property has since been passed to the current project, a 69-unit infill with Page & Turnbull’s design.
The site is four minutes from Sanchez Street, currently opened for exclusively pedestrian and cyclist use. The retail-rich 24th Street thoroughfare is six blocks to the north of the site. The area lacks significant transit options, although the 24 bus is just a minute away from the front door, and travels up past Market Street to Lafayette Park.
Construction is estimated to cost $100,000.
