The Draft Environmental Impact Report has been published for the office and research proposal at 1301 Shoreway Road in Belmont, San Mateo County. The development could create two offices and a garage across from the Redwood Shores Lagoon for a potential life sciences company. Los Altos-based Four Corners Properties is the project developer.

The development hopes to create three structures, including two commercial structures and a nine-level garage. The eight-story and seven-story offices will rise 144 and 128 feet tall, respectively, spanning a combined 543,000 square feet for offices and laboratory facilities, with parking for 82 bicycles. In contrast, the garage and surface parking will provide capacity for 1,626 cars across the campus.

The developer writes that “while tenants have not yet been identified, potential end users could include single or multiple tenants such as professional services, corporate headquarters, research and development, life science, biotechnology companies, and limited supporting retail commercial.” Outdoor amenities will open up the space for public use, with accessible trails along Belmont Creek.

SWA is responsible for the design. The modern design will be wrapped with a curtain-wall glass skin. The latest design for the complex will have a mix of solid and glazed panels, aluminum, and concrete. The garage will have a permeable facade with aluminum fins and perforated metal.

According to the CEQA application, the Draft EIR has identified a series of potential issues and ways to mitigate potential impact related to a range of subjects, from aesthetics and noise to air quality and utilities. The publication of the Draft EIR starts a 45-day period of public comment, which will inform the Final EIR. The City of Belmont will be accepting responses from now until November 22nd.
