Preliminary permits have been resubmitted for Stoney Creek East and West, a two-property residential proposal at 14465 Monterey Road and 360 West Middle Avenue in Morgan Hill, Santa Clara County. The latest application no longer references the builder’s remedy while pursuing a 248-unit development with a range of single-family homes and apartments. Morgan Hill-based Glenrock Builders is responsible for the project.
Stoney Creek East and West will produce two new areas of housing divided by the West Little Llagas Creek, an offshoot of the larger Llagas Creek waterway. Full build-out will yield 602,700 square feet for housing, 6,460 square feet of retail, and 1,400 square feet of offices. A 3,600-square-foot recreation building will include a clubroom, fitness center, and courtyards.
The full buildout of the proposal will add 248 units split between two sites, including 177 single-family homes and 71 apartments. Across the development, 90 units will be located in Stoney Creek West, with 158 units for Stoney Creek East. Of the single-family homes, 90 will be offered for sale, and 87 will be available for rent. Across two apartment structures, 50 units will be designated as affordable to low-income households. This includes 16 units for farmworkers. Parking is included for 968 cars across private garages and street parking.
Bassenian Lagoni is the project architect. Three different architectural styles will be disseminated across the single-family homes, labeled as Mediterranean, Transitional, and Farmhouse. Illustrations of the Transitional style appear to be a contemporary interpretation of modernist features across the wood-frame structure. The apartments will be within a three-story Spanish Revival-style complex with C-shaped floor plans.
The latest application invokes the State Density Bonus Program and Senate Bill 330 to streamline the approval process. The estimated cost and timeline for construction have yet to be shared.

Why are there so many of these greenfield exurban sprawl projects in Gilroy and Morgan Hill?
Seems like your god Scott Wiener should have written these bills a little better to prevent this sort of thing. Many of these projects are seeking to take advantage of SB330.
I am 100 percent behind urban/suburban infill projects, but this sprawl crap needs to stop.
