Preliminary plans have been filed for a new residential neighborhood spanning 11 acres in Belmont and Redwood City, San Mateo County. The plans call for around 400 dwelling units spread across a mix of single-family homes, townhomes, and an apartment complex. Baywest Development is responsible for the application.

A full build-out would yield approximately 803,400 square feet of housing across 83 structures, with parking for 627 cars. More than half of the units will be in a seven-story multi-family apartment complex on Parcel 1. Of the remaining units, there will be 140 townhouse-style apartments and 57 single-family homes. Parcel 5 will include 64 townhomes in Redwood City.
KTGY is responsible for the design, and CBG is the civil engineer. Illustrations show a familiar contemporary-style design across the board, with a mix of facade articulation. Facade materials will include a mix of stucco, fiber cement siding, and stone panels.

Future residents will be about 20 minutes from the Belmont Caltrain Station on foot, or five minutes by bicycle. Demolition is expected for three office buildings and a multi-level garage. The 11-acre property is spread across five parcels around Island Parkway, Concourse Place, and Clipper Drive. The Redwood City parcel is close to the Bay Trail.
The estimated cost and timeline for construction have yet to be shared.
